Elders Real Estate has introduced a revolutionary method of selling which allows the potential purchaser, to set the price range for homes on the market.
We understand the frustration of seeing a home that would suit you but which you consider overpriced.
We understand that you want value for money. We understand that you want to negotiate a fair price for your next home. We’re asking for your help to set the true market value on homes that have chosen to undertake our FASTRAK method of selling. You can guarantee that our vendor’s who choose this method are motivated and willing to listen. After all, you’ve done all the legwork and you’re the experts on the current, local market.
It isn’t a secret, there literally is NO PRICE. When you see our advertising please come along and give us your valued opinion. You might be pleasantly surprised.
How does FASTRAK work?
FASTRAK is placing a property on the market without a set price. We market the property intensively and pass on all serious offers to the owner as they come in. The agent will give you an indication of price range either by giving you a similar property that has sold recently or a price that it would generally NOT exceed.
- Under $500,000 or
- Under $750,000
This will give you a general understanding of the price range. It is always important to remember that there is no right or wrong price for a home. How you view a particular property may be quite different to how your friends view it. Always remember, you are the person who is going to live in it – Not your friends
If you are a Seller, your first 3 weeks are critical in regards to the successful sale of your property – your Elders, Grafton agent will explain this at the point of listing.
As a buyer – if a “FASTRAK” Sale property suits your needs, you can make an offer at what you think the property is worth. If your offer is accepted by the owner (there may be some negotiation before acceptance) then normal Offer and Acceptance procedure will apply.
A majority of properties marketed under the “FASTRAK” Sale banner sell within the first 3 to 4 weeks, this is usually because owners have not incorrectly priced their property.
It is always important to remember that there is no right or wrong price for a home – How you view a particular property may be quite different to how your friend views it…..Always remember you are the person who is going to live in it – not your friends!
Making an Offer
You make an offer exactly as you would if the property had a set price. The Sales Consultant may indicate whether the offer is too low or advise you accordingly (as normal, regardless of how the property is being marketed). When a potential purchaser makes an offer it is immediately submitted to the owner (vendor). If the offer is acceptable to the owner then normal sale procedures apply. The Sales Consultant will give you clear directive statements during this process.
